Percentages apply to the construction cost excluding VAT, before technical studies, surveys, taxes and contingency. Final fees are set contractually once the brief, the existing building and the scope of the mission are known.

We are a full-service architecture practice working on renovation, restructuring, extensions, change of use and building permits. Every project is led by an HMONP-certified architect from feasibility to handover.

How we work
We start with a free initial assessment and a clear feasibility study. Our typical process runs in five steps:
- Brief & feasibility (regulations, budget, scope)
- Design phases — concept, preliminary, technical
- Permits & administrative filings
- Tender & contractor selection
- On-site supervision until handover
Architect fees are 8–12% of the construction cost for a standard full mission, 5–8% for a partial or design-only mission and 12–15% for a complex, high-end one.
